Grand IDA, the new real estate complex in the heart of Monaco

According to the latest publications, this new real estate complex located in the heart of Monaco, started about ten years ago, is finally entitled “Grand IDA”.

With a global budget of around 220 million euros, “Grand IDA” promises to host around 200 housing units, 5 commercial premises, 10 commercial premises, 404 underground parking spaces. All this divided into a set of 3 buildings with a total area of 4700m².

THE COMPOSITION OF THE GRAND IDA MONACO

The project consists of 3 buildings:

Building “A” has 16 floors and consists of more than 218 housing units, including 163 state-owned apartments and 55 private apartments. Additionally it will also host AMAPEI and a nursery of 35 cradles.

Buildings “B” and “C” , of 13 and 12 floors respectively are reserved for public housing except for the lower floors R+1 to R+4 which hosts commercial premises and tertiary activities.

Four levels of basements designed in different areas (logistics, visitors, private or public) will host the 404 parking spaces, not to mention the 2-wheel pitches. The underground traffic routes will therefore allow deliveries and logistical services to be carried out thanks to direct access via Boulevard Rainier III and the Fontvielle descent.

BD2M CERTIFICATION « MEDITERRANEAN SUSTAINABLE BUILDING OF MONACO »

The construction of this huge project also aims to obtain the bronze label of the environmental certification «Mediterranean sustainable building of Monaco» (BD2M). First thanks to the addition of 2200m² of green surfaces. The installation of voltaic panels above the roof terraces but also with a direct connection to the hot-cold network of the waste recovery plant of Fontvieille.

RE-MODERNIZATION OF BOULEVARD RAINIER III & PLATI DISTRICT

With a strong desire to increase the attractiveness of the Plati district. The State services wish to restructure the facades of the surrounding buildings (“les Cèdres” and “les Mèlèzes”) during the work of the “Grand IDA” . Adding thermal and acoustic insulation and finally replacing windows and roller shutters with state-of-the-art equipment. In addition, public lighting will also be upgraded.

WHEN WILL THE WORK ON THE GRAND IDA SITE BE COMPLETED ?

“Grand IDA” will be finished at the end of 2023 for the state-owned part. Beginning of 2024 for the private part.

To conclude, the Grand IDA real estate complex allows a whole neighborhood to be re-modernised. Benefit from large pedestrian spaces by moving vehicle traffic in the basement. Add new housing focused on quality of life and enjoy the addition of large green spaces. It is ultimately a colossal urban project that will offer new opportunities to this district located in the heart of Monaco.
